Market Update (Hollywood Hills East, Los Feliz, Silver Lake, Echo Park)

I was thumbing through the MLS yesterday and pulled up a very interesting market report. In the last 30 days, 32 single family houses have sold in the Hollywood Hills East, Los Feliz, Silver Lake and Echo Park. Get this...(I know that most of the buyer's reading this do not want to hear this but this is what is happening in our market...) 13 out of the 32, or 40% of the homes sold, sold at the seller's asking price or higher. This means that there were a lot of multiple offer situations going on. Best of luck to you Buyers and Sellers.

Hum...I'm not sure exactly what the listing agent is trying to say with this their description...Could somebody please help me out? I think what they are trying to say is that we have a cool little 2 bed 1 bath house with a nice pool in the Ivanhoe School District. The seller's probably never had the time or money to replace the plumbing, so luckily for the buyers, the kitchen and bathroom are still original! To me this house is not really for your typical Ivanhoe family; I'm thinking, single bachelor or maybe a young hip nerdy couple looking for a starter home. The price tag seems a little steep considering the basic fact that the house really is only a 2 bedroom house.

Ok, so I have to admit that I make mistakes. This is one of them. This house is absolutely amazing from top to bottom. I now understand what the listing agent means by the bonus office provides a truly "happy ending". I comped out this property yesterday and it's worth every penny for $839,000. Enjoy.

What is a Real Estate Pocket Listing?


What is a real estate pocket listing? We love Wikipedia, and thought we would give you their definition.
A pocket listing is a real estate industry term used in United States which denotes a property where a broker holds a signed listing agreement (or contract) with the seller, whether that be an "Exclusive Right to Sell" or "Exclusive Agency" agreement or contract, but where it is never advertised nor entered into a multiple listing system (MLS) or where advertising is limited for an agreed-upon period of time. In Canada, this is referred to as an "Exclusive Listing".
To put this into laymen terms, we talk to lots and lots of real estate agents every day and hear of homes in the Ivanhoe School District that are coming on the market soon, but are not officially on the market yet.
