Why hasn't this home in Ivanhoe sold?

2516 IVAN HILL TER , LOS ANGELES ,CA   90039

Nestled on a quiet cul-de-sac in the Silver Lake hills, this 4 bedroom, 1.75 bath, 2,400 sq ft, custom-built 1928 American Foursquare-style home has views from every room and sits on an extra-large 9,210 sq lot with mature trees, drought-tolerant landscaping and a grassy front yard. Architectural details abound with the home's two vintage stained glass windows, restored white oak floors, Craftsman-style wood balusters and rail, and original mullioned picture windows. First floor has ceiling heights over 10' and features open plan dining room/kitchen leading to gated outdoor patio, living room lined with bank of picture windows, and ¾ bath updated in 2011. Second floor has four generous-sized bedrooms with built-in California closets and full bath w/vintage tiling. Third floor attic has a finished 510 sq ft bonus room. Located in the Ivanhoe school district, this home has a two-car garage, numerous upgrades and is a short distance from the Reservoir, Trader Joe's and many restaurants.

With all the above features one would have thought this property would be long gone right? Well, its apparently not that simple. It did go into escrow but quickly came back on the market, Buyers may have had a change of heart. I'm told that it did inspect well with some minor issues? So with so little inventory in Ivanhoe why then hasn't someone submitted an offer? Or maybe someone has and the Seller's haven't been receptive to the offers?

Its been on the market now 83 days and there's not been any sort of price reduction? Are the Sellers motivated to sell? Are they waiting to get there desired price? Time isn't on their side and as days go by is not likely that they will. As Buyer this can bode well, you can bring them offer that says "Hey I'm the only one at the table" and see how serious they are? You have nothing to loose and if the home works for you and you can negotiate a price that makes sense and possibly acquire this large home in the Ivanhoe School District then it would be worth pursuing.
